
Renascor is proud of it's 14 year relationship with this iconic Southbank mixed-use development - placemaking in the truest sense. Combines luxury living, with cutting edge office space and a 5* Mandarin Oriental Hotel.
Our relationship with the site started with a previous employer, appointed by Carlyle to identify development opportunities for the former Ludgate House and Sampson House buildings, next to the Tate Modern and River Thames. The (now Renascor) team, created the conceptual and financial model for the development from first principles and appointed the design team (led by PLP Architecture), guiding the scheme through design and complex planning negotiations. Key to success was negotiation with Network Rail to acquire development rights over railway arches that previously separated the two sides of the development, but which will become central to the identity of the scheme.
Providing an integrated Development Management and Project Management service, we secured a valuable planning permission of over 1.4m sq.ft and supported Carlyle to market the site consented site and conclude a sale to Native Land.

More recently, Renascor was appointed by Native Land to improve proposals for the Eastern portion of the site (Bankside Yards East - BYE), building on their evolution of the the scheme since acquisition. The result has been:

Appointed by Native Land as Development Director for this high profile joint venture between Native Land and Places for London, the TfL property company. This significant RSHP designed around station development will restore and enhance South Kensington Underground Station and deliver 50 luxury homes alongside 25,000 sq.ft of prime offices, iconic retail spaces and 35% Affordable Housing.

Renascor has been retained to re-align the joint venture, to reflect the status of the scheme following covid impacts to TfL's capital programme. This has required revision of development stategy and preparation for delivery through detailed commercial analysis and careful planning of project phasing to align with TfL's delivery of station improvements. Significant design-led regeneration in Woolwich towncentre. With a previous employer, the Renascor team was responsible for the joint venture between St Modwen Proporties and Notting Hill Genesis, working in partnership with Royal Borough of Greenwich.

800 unit mixed-use scheme with substantial leisure, retail and workspace. Planning permission and CPO of site secured. Designed by Panter Hudspith and Glen Howells.

A 3000 unit masterplan within one of Europe's largest regeneration projects (Vauxhall Nine Elms Opportunity Area). Leadership of St Modwen's JV with Vinci (VSM), with a development agreement to partner Covent Garden Market Authority.
Reconstruction of Britain's largest wholesale fruit, vegetable and flower market. Included sale of the 10 acre Nine Elms Square site for £470m in 2017.

Apex One, a 200 unit BTR tower with the New Covent Garden Masterplan, conceived by the Renascor team with Architecture by Glenn Howells.

At a previous employer, the Renascor team conceived programme and strategy to reconfigure and secure value from Royal Mail’s London estate. Included analysis of disposal strategies and market behaviour as well as undertaking individual development feasibility studies. Aligned real estate strategy with Royal Mail's operational restructure in London.
The RMG London Property Strategy was the catalyst

At a previous business, the Renascor team was Development Manager for Aermont's London office portfoilio. This included the iconic One Poultry. The Renascor team created proposals to revitalise this 150,000 sq.ft building with signifcantly improved office entrance and highly successful F&B spaces. Concept delivered by others following departure of Renascor team from previous business.
